How can you charge only 6.5%?
Because we're lean and run tight. We're not a big firm carrying an office tower of overhead, and we don't pad the bill with setup fees or repair markups. Lower cost to run means a lower, honest rate to you — 6.5% flat, $100/month minimum, that's the whole model.
How does tenant placement work?
You've got two options. Let us handle it start to finish — screening, showings, lease, move-in — for half a month's rent, versus the market's usual full month's rent + HST, backed by a 60-day guarantee: if that tenant leaves or is evicted for cause within 60 days, we re-place free. Or place the tenant yourself with our free self-placement kit (screening checklist, legal do's-and-don'ts, a walkthrough of the Ontario Standard Lease) and pay nothing. Either way, once a tenant's in place, you choose how hands-on we get: $75/month flat Rent Collection if you just want the rent chased, or full 6.5% Management for everything.
What's the difference between Rent Collection and Full Management?
Rent Collection ($75/month flat) is the ledger, receipts, late-rent follow-up, arrears notices, and renewal paperwork — you still handle maintenance yourself. Full Management (6.5% of collected rent, $100/month minimum) adds the written maintenance SLA, trades billed at cost, move-in/move-out and annual inspections, and discounted placement — we run the whole thing.
What's the catch with "cancel anytime"?
There isn't one. No fixed term, no exit fee — just 30 days' notice. If we're not doing a great job, you shouldn't be trapped. We'd rather earn your business every month.
How does the money work?
Rent flows directly to you — it lands in your account, not ours. We monitor it, chase anything late, reconcile it, and invoice our management fee monthly. Clean and transparent, and your money is never sitting in someone else's account.
I've been burned by a manager before. Why trust a smaller shop?
Fair — a lot of landlords have. The difference is you deal with the owner directly, our maintenance response times are a written SLA in the contract rather than a line on a website, and you can walk away anytime with 30 days' notice. We manage our own rentals the same way we'll manage yours.
Do you handle condos?
Yes. Managing your condo unit as a rental is exactly what we do. (Managing a condo corporation's common property is a separate, licensed service — that's not us, and it's not what you need for your unit.)
What happens if a tenant stops paying?
We move immediately — first-day-late contact, structured follow-up, and if it comes to it, we prepare all the correct Ontario notices and paperwork and support you through the Landlord and Tenant Board process. (Formal representation at a hearing is handled by you or a licensed paralegal we can point you to.)
