North Properties is a new, owner-operated residential property management firm in Ottawa. We built it to treat landlords' rentals the way we'd want our own handled — directly, honestly, and on time.

North Properties is a small, owner-operated Ottawa property management firm, run by Murad Ali. When you call, you reach the person who actually manages your property — not a call centre, not a rotating account rep, and not a ticket queue. That's a deliberate choice, and it shapes how we've set up everything else.

We started from a simple observation: most complaints about property managers come down to three things — maintenance that moves too slowly, fees that show up as a surprise, and a manager who is hard to reach. So we built the business around fixing exactly those. Our pricing is published in full on this site, so there's no quote call and no padding. Our maintenance response times are written into the management agreement, so a guarantee is something you can point to, not something we merely say.

The money is handled the same way. Rent is collected into a dedicated North Properties account kept separate from our own operating funds; we deduct our fee and any repairs you've approved, and deposit your net proceeds by the 10th of each month with a real income and expense statement. You always know what came in, what went out, and why.

Being small is the point, not a limitation. It lets us keep terms plain, answer the phone ourselves, and earn the relationship month to month rather than lock you into a long contract. If we're not doing right by you, you're free to leave on 30 days' notice — which is exactly the incentive we want.

Transparency

Our full rate card lives on this site — a flat management fee, no setup fee, and no markup on maintenance. You should be able to price us before you ever pick up the phone, with no surprise line items later.

Responsiveness

Our maintenance response times are written into the agreement — urgent within 24 hours, routine within 72 — and a real person, the owner-operator, is on the other end of the line. No queue, no runaround.

Alignment

Management is month-to-month with 30 days' notice, and in months when no rent is collected there's no management fee. We don't rely on a lock-in to keep your business — we'd rather earn it every month.

Honesty

We won't oversell. If leasing your own unit with our free self-placement kit is the better call for your situation, we'll tell you that — even when it means we do less. Straight advice keeps the relationship healthy.
