Maintenance

Repairs that actually get handled.

The most common complaint about property managers is slow, marked-up maintenance. We deal with both. You set an approval threshold: anything under it we simply handle, anything over it we call you first — and every job is billed at the trade's real price, itemized with the receipt.

24-hour urgent / 72-hour routine — in writing

Response times aren't a promise made on a call; they're written into your management agreement. Urgent problems get a response within 24 hours, routine requests within 72.

Vetted trades, billed at cost. You pay exactly what the plumber, electrician, or contractor charges. We never add a markup or a coordination fee.

Emergencies are handled, day or night. No heat in winter, a burst pipe, no power, or a security risk is dealt with immediately, then reported back to you.

How the money works

The rent flows through us, and your net lands by the 10th.

The same clean money model as our Rent Collection service. Tenants pay into a dedicated account kept separate from our operating funds; we deduct our fee and any repairs you've approved, and deposit your net — with a statement — by the 10th of the month.

We confirm the payment, follow up instantly on anything late, and deduct our 6.5% management fee and any repairs you've approved.

Your net, by the 10th

Your net proceeds are deposited by the 10th of the month, with a clear income and expense statement. Rent never sits in limbo.

A few of the things owners ask most before handing over management.

What counts as an emergency?

A genuine emergency is anything that threatens the property or a tenant's safety — no heat in winter, a burst pipe or major water leak, no power, a gas smell, or a security risk such as a broken exterior lock. These are handled immediately, day or night, then reported back to you. Routine repairs — a dripping tap, a faulty appliance — follow the 72-hour routine standard.

Are repairs marked up?

No. Vetted trades are billed to you at cost — you pay exactly what the trade charges, itemized with the receipt attached to your statement. We don't add a markup on materials or labour, and there's no separate coordination fee. Managing the work is part of your 6.5%.

Can I cancel?

Yes. Management is month-to-month with 30 days' notice to cancel — no fixed term and no exit fee. If we're not earning it, you're free to leave, which is exactly why we work to earn it every month.
