Is there a setup or onboarding fee?

No. It costs $0 to get started, and there are no renewal or cancellation fees. You pay for the service you use — nothing to begin, nothing to leave.

Do you charge HST?

All fees are plus HST where applicable. Every quote and monthly statement shows the tax separately, so you always see the exact amount.

What's the minimum monthly fee?

A $100/month minimum applies to Full-Service Management only, and only in months rent is collected. Tenant Placement (one-time) and Rent Collection (flat $75/month) have no minimum.

Do I pay when the unit is vacant?

No. The Full-Service Management fee is charged only in months rent is collected — no rent, no fee. You're never billed a management percentage on a month with no income.
