How much does property management cost in Ottawa?

Full-service residential management in Ottawa is commonly 8–10% of the monthly rent, often with a setup fee and a markup on maintenance. North Properties charges a flat 6.5% of rent collected with a $100/month minimum, and only in months rent is actually collected — no rent, no fee.

If you'd rather keep maintenance yourself, Rent Collection & Reporting is a flat $75/month. Tenant placement, when you need it, is a one-time fee of one month's rent, charged only when we place a tenant. Every number is on our pricing page — there's no quote call required to see it.

Do you hold my rent — and is that safe?

Yes, and it's how professional management is meant to work. Tenants pay into a dedicated North Properties account that is kept separate from our own operating money — segregated, never commingled. We confirm each payment, deduct our management fee and any repairs you've approved, and deposit your net to you.

Ontario does not require a formal "trust account" or RECO registration for ongoing rental management — that requirement sits on the leasing/brokerage side, which we handle separately. In practice that means a clean, segregated holding account with a published payout date, not a middleman sitting between you and your money.

When and how do I get paid?

Your net proceeds are deposited by the 10th of each month — rent in, our fee and any approved costs out, the balance to you — together with a monthly income and expense statement so you can see exactly how the figure was reached. Rent never sits in limbo, and you're never left wondering whether it arrived.

What does the tenant placement fee include?

Placement is a one-time fee of one month's rent, charged only when we actually place a tenant. It covers rental marketing and photos, showings, full applicant screening (credit, income and references), preparation and signing of the Ontario Standard Lease, and a move-in inspection with a photo report.

What's the difference between Rent Collection and Full-Service Management?

Rent Collection & Reporting (flat $75/month) covers the money side: we collect the rent, follow up the moment anything is late, prepare renewals and rent-increase paperwork, remit your net by the 10th, and send a monthly statement. You still handle maintenance yourself.

Full-Service Management (6.5% of rent collected, $100/month minimum) includes everything in Rent Collection and adds maintenance coordination under a written 24-hour urgent / 72-hour routine response guarantee, vetted trades billed at cost, move-in/move-out and annual inspections, and a single point of contact who knows your property. Is there a setup fee or a long-term contract?

No to both. There's no setup or onboarding fee, and management is month-to-month with 30 days' notice to cancel — no fixed term, no lock-in, and no exit fee. If we don't earn the work, you're free to leave, which is exactly why we treat every month as one we have to earn.

Do you mark up maintenance and repairs?

No. Vetted trades are billed to you at cost, with no markup — a 10–15% markup on invoices is common elsewhere in the market, but not here. Every repair is itemized with the receipt attached to your statement.

Work is coordinated under a written response guarantee — urgent issues within 24 hours, routine within 72 — so timelines are a term of the agreement, not a hope.

What happens if a tenant stops paying?

We move on the first day rent is late with an immediate follow-up, and we keep a clear record of every attempt. If it isn't resolved, we prepare and serve the correct Ontario notices in the proper form and sequence.

Where a matter needs to go to the Landlord and Tenant Board (LTB), we coordinate it at cost through a licensed paralegal partner. Formal hearing representation is carried out by you as the owner or by a licensed paralegal — we manage the process, the paperwork and the timeline around it so nothing slips.

Do you manage condominium units?

Yes — managing your condominium unit as a rental is a core service, handled exactly like any other property we manage. What we don't offer is management of a condominium corporation's common property, which is a separate licensed service — and one that individual unit owners don't need.

What financial reporting do I get?

Every month you receive an income and expense statement, with each repair itemized and its receipt attached, plus per-property records so the numbers are always traceable. At year end we provide a summary ready for the T776 (Statement of Real Estate Rentals) that your accountant can work straight from.
