The process

We assess the unit against comparable rentals in the neighbourhood and recommend a rent that reflects what the market will support. There's no charge for this.
We prepare a clean listing with professional photography and syndicate it across the major rental sites, plus a yard or window sign where the property permits.

Credit, income and employment verification, and reference checks on every serious applicant, assessed to a consistent standard.
Typically 24–72 hrsWe prepare the Ontario Standard Lease with the required disclosures, walk the tenant through it, and collect signatures and first-and-last where applicable.
A dated move-in inspection documents the unit's condition with a photo report, then we hand over the keys and get the tenancy off to a clean start.
The final decision always stays with the owner. We present the screened, qualified applicants and our recommendation — you choose the tenant.

Every placement carries a 60-day re-placement guarantee. If the tenant we placed leaves or is evicted for cause within the first 60 days, we find and place a replacement at no additional placement fee, applying the same screening standard.
It depends on the unit, the season and the asking rent, so we won't promise a fixed timeline. What we can say is that screening itself is typically 24–72 hours once we have a completed application — and we won't cut corners on screening to fill a vacancy faster.
Yes. Placement pairs naturally with ongoing service: add Rent Collection & Reporting at a flat $75/month, or hand it over entirely with Full-Service Management at a flat 6.5% of rent collected. You can decide at the time of placement or later.
