We stand behind the tenant we place. If that tenant leaves or is evicted for cause within the first 60 days, we find and place a replacement at no additional placement fee — because a placement isn't finished the day the lease is signed.

What if the tenant doesn't work out?

Every placement carries a 60-day re-placement guarantee. If the tenant we placed leaves or is evicted for cause within the first 60 days, we find and place a replacement at no additional placement fee, applying the same screening standard.

How long does placement take?

It depends on the unit, the season and the asking rent, so we won't promise a fixed timeline. What we can say is that screening itself is typically 24–72 hours once we have a completed application — and we won't cut corners on screening to fill a vacancy faster.

Can you place a tenant and then manage the property?

Yes. Placement pairs naturally with ongoing service: add Rent Collection & Reporting at a flat $75/month, or hand it over entirely with Full-Service Management at a flat 6.5% of rent collected. You can decide at the time of placement or later.
